Continuing its robust growth strategy, DHG Real Estate Group has announced two acquisitions, enhancing its diverse portfolio with prime residential and commercial properties in Affoltern am Albis and Glattbrugg. These acquisitions underscore DHG's commitment to strategic expansion and investment in high-potential real estate markets within the Greater Zurich Area.
Affoltern am Albis: Modernization and Expansion of Residential Complex
On May 17, 2024, DHG Real Estate Group secured the acquisition of three multifamily residential buildings located at Zürichstrasse 163 to 167 in Affoltern am Albis. This project includes the renovation and expansion of the attic floors, adding seven new rooms, which brings the total number of units to 54. Blagoje Antic, Founder, CEO, and Chairman of the Board of DHG Holding, stated, "This acquisition aligns perfectly with our strategic vision, offering a blend of modernization and sustainable growth. The comprehensive evaluation highlighted the property's strong fundamentals, including its location in a stable, tax-efficient region with excellent transportation links."
In accordance with cantonal guidelines, the project will notably improve sustainable transportation options by creating new bicycle parking spaces, accommodating at least one bicycle per unit to promote greener commuting options. Moreover, the development plans include a significant upgrade to the existing basement facilities, converting them into additional storage and bicycle parking spaces, addressing the practical needs of the residents.
"Our goal is to enhance the living experience for current and future residents by providing well-planned, functional spaces," added Antic. The development will also feature designated areas for public play and rest, seamlessly integrating these spaces into the community to foster social interaction and recreational activities. This approach not only ensures compliance with local regulations but also enhances the overall environment, making it more inviting and suitable for families and professionals alike.
Glattbrugg: Strategic Acquisition of Prime Residential Property
On the same day, DHG Real Estate Group also completed the acquisition of a key residential property at Erlenwiesenstrasse 22 / Bruggackerstrasse 23 in Glattbrugg. This property, comprising multiple residential units and ample parking facilities, is situated in a highly desirable area with excellent infrastructure and connectivity to Zurich. The project entails a complete renovation of 15 apartments and includes 7 new parking spots, catering to both residential convenience and modern urban living. The diverse mix of apartments—60% comprising 2 to 2.5-room apartments and 40% consisting of 3 to 3.5-room apartments—reflects the strategic planning to accommodate various family sizes and living preferences.
Building Tomorrow: Commitment to Sustainable Development
The properties in both Affoltern am Albis and Glattbrugg are characterized by low vacancy rates and strong demand, reflecting the ongoing attractiveness of the Greater Zurich Area. DHG’s strategic focus on acquiring properties with high occupancy rates and potential for value enhancement is evident in these latest additions to their portfolio.
These acquisitions are a testament to DHG Holding’s strategic and methodical approach to real estate investment. With a clear focus on growth and sustainability, DHG continues to strengthen its position as a leading player in the Swiss real estate market. The company’s 30-year history of successful investments and expansions remains a cornerstone of its strategy.
